That’s right!  I recently got my CDPE (Certified Distressed Property Expert) Designation and I thought I would update my blog with some info about it.  CDPE Instructor Dolores Roth from West Palm Beach, Fl made the trip to St. Louis earlier this week to teach 40 local realtors about the ins and out of dealing with properties, homeowners, and investors that are in distressed situations.  There was plenty of useful information that I will be implementing during my current and future short sales.

The main thing to stress to people who may be behind on their payments is to talk to someone as soon as you think you may have a problem making your next payment.  Whether it be customer service at your lender, a HUD counselor, or preferably a licensed realtor that has their CDPE.  Banks do not want to foreclose!  They are very willing to negotiate if you have a good reason that you cannot make your payments.

I have been working short sales for 3 years now so this designation has added to my knowledge of dealing with distressed properties and given me the extra tools needed to close an even greater percentage of short sales that I work on.  Its also important to note that a short sale may not be the right situation for everyone who is having trouble making there payments.  There are many options for people in this situation and during my consultation with a potential client if one of those options is a better fit I will let them know.  Either I or someone on my team can direct them to the right solution for their problem whether it be a short sale, forebearance, bankruptcy or any of a number of other options.

Depending on what type of loan the homeowner originally took out to buy their property the process can and will be very different.  There are traditional short sales, VA short sales, FHA/HUD short sales, HAFA etc. and the CDPE designation demonstrates that I have the knowledge to handle each one with the precision that the process demands.

To anyone who thinks that there is no hope to save their home or property from foreclosure….This is not the case!!  There is a solution to everyone’s problem and banks would much rather negotiate than foreclose.
